Buying guide
The home buying process consists of 3 steps
1 - Reservation: Secure Your Future Home
Have you found the home of your dreams? Congratulations! Now is the time to take the next step: the reservation.
This process allows you to stop offering the property and gives the owner a period of time to analyze the economic offer you have presented.
How to make a reservation?
It is easier than you think, and at Monika Rüsch we will take care of drafting it and sending it to the owner. In the resrervation we will specify the following details:
1.Buyer's details: Your personal information so that the owner can get to know you better.
2.Economic offer: The price you are willing to pay for the property.
3.Deadlines for signing the deposit and the deed: We will establish the periods to formalize the operation (and there are many more interesting things that we will tell you).
In addition, you will need to transfer a sum of money to Monika Rüsch to give the reservation "formality". If the owner accepts your offer, that money will become part of the deposit. If he does not accept it, we will refund it!
2. Deposit Contract: Serious Commitment - "Arras Penitenciales"
The deposit contract, also known as "ARRAS PENITENCIALES" is an agreement signed between buyer and seller. It establishes the purchase price of the property and the maximum deadline for signing the deed.
In general, 10% of the purchase price is delivered as a deposit. The money you gave when making the reservation is part of this 10%. The party that breaches the contract has a penalty equivalent to the money delivered as a deposit.
3. Public Deed of Sale: The Big Final Step
The public deed of sale is the last step. It is signed with a notary and the remaining amount agreed with the seller is paid. You can do this by bank check, issued by a Spanish financial institution, or by immediate transfer through the Bank of Spain.

2.Title deed (Escritura de Propiedad): The deed is the legal proof that you are the owner of the property. We need a copy to verify the details and facilitate the transaction.
3.Floor plan of the property (if you have it): If you have a detailed floor plan of the property, it will help us to present it more completely to potential buyers. (if you do not have it, we can process it)
4.Occupancy certificate (Cédula de Habitabilidad ): The occupancy certificate is a legal requirement to sell a property. If you do not have it or it expired, do not worry, we will take care of managing it.

6.Receipts for IBI and community of the transferred properties:We need the receipts for municipal taxes (IBI) and community expenses to demonstrate that you are up to date with your financial obligations.
7.If the Property is Over 45 Years Old: ITE (Technical Inspection of the Building) and Certificate of Aptitude:
